CoStar Analysis: Spotlight on Cambridge

Since the beginning of last year, about 400,000 sq ft of office has been built in Cambridge. Most recent was the 17Q2 completion of the 95,000 sq ft Futures Building, which follows the 16Q3 completion of Illumina’s 155,000 sq ft building in Granta Park. The expanding park is exemplary of the trend as the market sees continued demand from science and technology related occupiers.

Much of the market’s new office space is in these community-style research parks like Granta Park which comprise both office and laboratory space with an abundance of amenities. Other examples include Cambridge Research Park and St Johns Innovation Park. Since 2008, more than 650,000 sq ft has been built across nearly 10 buildings in Granta Park in the submarket - 250,000 sq ft of that has been built in the last two years.
