A growing wholesale supplement and beverage company has invested in Louisville, Kentucky, as the home of its future headquarters. Congo Brands, an employee-service firm that owns such brands as Alani Nu, Prime Hydration and 3D Energy Drink, opted to buy the office property at 13551 Triton Park Blvd. and an approximate five-acre plot of land from Louisville-based Fenley Real Estate for $15.3 million. The owner-occupier shares the building with fellow tenants Wellcare — a healthcare and social assistance company — and Payment Alliance International, which is part of the finance and insurance industry.
The transaction for the two-story office building received a 2024 CoStar Impact Award for sale/acquisition of the year in Louisville, as judged by real estate professionals familiar with the market.
The property also contains a large surface parking lot with a 7/1,000 parking ratio, which is rare in Louisville's office market. The additional 4.85-acre lot included in the deal will provide opportunities for building or parking lot expansion.
Congo Brands' plans for the building include a significant renovation, transforming 13551 Triton Park Blvd. into its headquarters, complete with a gym, locker rooms, a golf simulator, food and coffee stations, a game room and other employee amenities.
Cushman & Wakefield | Commercial Kentucky represented the buyer, while TRIO Commercial Property Group represented the seller. The deal closed within eight months.
