The latest Columbia project from The Arnold Cos. is The Palms on Main, a new modern rental residence at the corner of Lady and Assembly streets featuring a chic rooftop club and lounge with a covered balcony and fire pit, and other on-site amenities set to attract a young professional demographic to the downtown location. Noted for raising the level of quality and sophistication for downtown residential development, The Palms on Main was selected by a panel of local industry professionals as the 2023 winner of the CoStar Impact Award for multifamily development of the year for Columbia.

The Arnold Cos. has been active in Columbia with a portfolio that includes Vista Lofts at 701 Gervais St., the Junction 800 event space at 800 Gervais and Hotel Anthem, an 11-story, 158-room hotel planned for the Vista. Arnold’s residential and retail vision seeks to connect those properties across Assembly Street, Columbia’s busy main artery, into a cohesive, walkable urban community.

The former location of Moe Levy's and Howard Sports now features 83 new residences equipped with contemporary finishes, modern designer flooring and lighting, quartz countertops and energy-efficient appliances. Select floorplans offer spacious patios with views overlooking the Vista as well as Columbia's Statehouse.

About the Project: The six-story building includes 83 units with 2,801 square feet of ground-floor retail and commercial space. MB Kahn was the general contractor on the Arnold Companies' signature development with Cline Design Associates as the architect and design company.

Judges Comments: "I had the benefit of touring The Palms when it first opened, and this development has really raised the standard of the level of quality for mixed-use/multifamily projects in downtown Columbia. Finishes and amenities are all top-notch, and the units leased up ahead of schedule. The accent lighting helps set this apart from other projects in Columbia," said Ryan Coleman, City of Columbia Office of Economic Development.

They Made it Happen: The project development team at The Arnold Companies includes the company owner, Ben Arnold, Chief Operating Officer Shelly Little and Marketing Director Kimberly Klosterman.
