A cacophonous newspaper printing operation that fell quiet in 2010 has made way for creative office space in Orange County, California, in a stunning redevelopment project.
San Mateo developer Steelwave finished construction last year on its The Press project, a roughly 450,000-square-foot creative office space at 1375 Sunflower Drive in Costa Mesa. The conversion of the former Los Angeles Times newsroom, printing press and distribution facility won a 2023 CoStar Impact Award for redevelopment of the year, as judged by real estate professionals familiar with the market.
The space features lofty ceilings, concrete walls, steel frames and machine rooms from the original building after undergoing $150 million in capital improvements. The building is fully leased to Orange County defense contracting company Anduril, where it operates its headquarters. The building now supports 2,500 employees.
About the project: The Press was the redevelopment of a former Los Angeles Times newspaper printing operation into a roughly 450,000-square-foot creative office building.
What the judges said: "The Press Creative Office Building may be in the running for the redevelopment award of the decade," said Robert Taylor, president of REMM International. "It's not easy to convert an office building previously used by the Los Angeles Times."
They made it happen: Jonathan Hastanan, managing director of SteelWave.
