Growing national retailer the PGA Tour Superstore will open its first store in the state of Idaho in a deal that was recognized with a 2023 CoStar Impact Award for top lease of the year in the Boise region, as judged by real estate professionals familiar with the market.

PGA Tour Superstore is an Atlanta-based chain that offers golf apparel and equipment and also technology-assisted golf lessons and clinics in its on-site practice bays. It was started in 2003 by Arthur M. Blank, the co-founder of The Home Depot and owner of two of Atlanta's professional sports teams, the Atlanta Falcons of the NFL and the city's nine-year-old soccer team, the Atlanta United.

For its entrance into the Gem State, the company chose the Gateway Marketplace shopping center, a 10-building, unenclosed mall at 2986 N. Eagle Road in Meridian, not far from the city's border with West Boise. It signed a 10-year lease at the property's largest building and will become its anchoring tenant once the store opens in April. The store will go into a 42,400-square-foot space neighboring the Trader Joe's grocery store.

Impact Awards judge and CBRE broker Tim Reid said the panel selected the PGA Tour Superstore lease for the honor because of its size and its significance as the inaugural location in the Boise region.

It is likely that size also played a role in the retailer's decision to put down roots in Meridian, a suburb of Boise with a population of roughly 126,000. The city was ranked as one of the top 15 fastest-growing cities in the country by the U.S. Census Bureau in May 2022. Meridian ranked eleventh in terms of raw numerical increase, adding about 6,200 new residents between July 2020 and July 2021, a rate of growth of about 5.2%. By that measure, Meridian ranked as the 13th-fastest growing city in the U.S., and two other Boise suburbs, Caldwell and Nampa, rounded out the list at 14th and 15th.

About the property: The Gateway Marketplace is a 186,000-square-foot mall on the southeastern corner of North Eagle Road and Ustick in Meridian. The main building at the site is 120,000 square feet and was previously occupied by Rosauers grocery store, according to CoStar information. The space is now partially occupied by Trader Joe's and will soon be home to the PGA Tour Superstore as well.
