One of South Korea's largest automotive parts makers has taken the entirety of a manufacturing facility purchased in Central Texas last year.

Air Texco LLC acquired Building 7, a 212,832-square-foot facility at 1501 Innovation Blvd. in Hutto, in the greater Austin region, from Titan Development for an undisclosed sum in April 2024. The building is home to the operations of Seoyon E-Hwa Co. Ltd., which produces auto parts mainly for Hyundai and Kia Motors.

The deal earned a 2025 CoStar Impact Award for sale of the year in the Austin region, as judged by real estate professionals familiar with the market.

The building's location in Innovation Business Park, about eight miles from Samsung's plant in Taylor and 25 miles from Tesla's Gigafactory, puts it within Central Texas' emerging tech corridor. New Mexico-based Titan Development is the business park's master developer, with its ownership of parcels next to Building 7 offering Seoyon the ability to expand.

Seoyon planned to invest $9 million in upgrades to the building and create 80 jobs, with plans to grow to 100 workers.

About the project: The modern industrial facility at 1501 Innovation Drive in Hutto gives Seoyon an entry into the Central Texas market and positions it within the region's growing automotive manufacturing sector.

What the judges said: "The positive economic impact that the buyer will be making on the Hutto community is huge. They are creating a lot of jobs and putting a lot of money into the building," said Rachel Coulter, managing director of leasing for Stream Realty Partners.

They made it happen: Omar Nasser, principal with Aquila Commercial; Blake Patterson, principal with Aquila Commercial; Joe Iannacone, partner at Titan Development; Joe Novek, first vice president at CBRE; Roger Hanks, senior associate at CBRE; and Gregory Mark Hill of Air Texco LLC.
