A 208-unit apartment project opened in early 2023 in the up-and-coming North Kansas City, Missouri, neighborhood, helping to meet a demand for housing in the former industrial district.
Named after the crescent-shaped bend in the Missouri River, the nine-story The Oxbow building is developer Centric’s largest project to date. The high-end development represents a $54 million investment in the city and supports the need for additional housing.
For that reason, the development received a 2024 CoStar Impact Award for multifamily development of the year. The winners are chosen by independent panels of industry professionals who work in the markets they judge.
About the Project: A large community/amenity space on the ninth floor provides a range of uses including a community kitchen, pub space, private work rooms, outdoor pool and deck with unmatched views of downtown Kansas City. The 290,000-square-foot Oxbow also has 3,500 square feet of first-floor retail space that will be the newest location for McLain's Bakery. The property consists of one- and two-bedroom layouts as well as penthouse suites. It also conforms to the 2018 International Energy Conservation Code.
What the Judges Said: “The Oxbow is a pure example of an in-fill ‘higher and better use’ multifamily development," said Greg Swetnam, principal and director of office brokerage at Kessinger Hunter & Co. "The Oxbow project provides what appears to be a continual rebirth and redevelopment of that area in what I believe will see many more projects of this type."
