CoStar Analysis: Spotlight on Hertfordshire offices

Office vacancies recently hit a historical low below 4% in Hertfordshire after years of strong occupier demand, loss of obsolete stock, and a relative lack of speculative supply additions, according to CoStar’s latest data.

Since nearing 14% in 2012, the vacancy rate in the county of Hertfordshire has come down consistently, to an all-time low under 4% in Q3 2018. Over that time, a net of more than 1.5m sq ft was absorbed, and the change in inventory was net negative. Numerous old office buildings have been converted to flats, like the 87,000 sq ft Durkan House in Waltham Cross in 2016.
