As the population in Charlotte, North Carolina, has grown at double the national average for the past 12 years, the need for industrial space has followed. But while developers have chased larger returns by building dozens of giant distribution centers the size of multiple football fields, the smaller spaces demanded by construction contractors, auto repair shops and other locally oriented service providers remain in short supply.
