Developed by the Related Group, Tricera Capital and Lndmrk Development, The Dorsey is a mixed-use complex located among the walkable, mural-filled streets of Wynwood, and a recipient of a 2023 CoStar Impact Award for its integration into the neighborhood, as judged by a panel of local industry professionals.
As one of the first developers to eye residential opportunities in Miami's Wynwood neighborhood, Related has been bullish on the area and, more so, its responsible development. All of its area projects, including the Wynwood 25 and The Bradley Wynwood, are outfitted with large-scale murals, public artwork and architecture designed to seamlessly integrate into its surroundings.
For the office component of The Dorsey, Related partnered with shared workplace provider Industrious. This marks Industrious' third location in greater Miami and its eighth in Florida. The addition of Industrious Wynwood demonstrates the firm's commitment to providing safe, low-commute workspace options in high-demand locations for teams of various sizes.
About the project: In addition to 306 apartments, the 305,000-square-foot, mixed-use development at 252-286 NW 29th St. in Miami features 78,000 square feet of flexible office space and 33,000 square feet of retail.
Apartment units offer studios, one-, two- and three-bedroom floor plans ranging from 450 square feet to 1,600 square feet, and residents can enjoy lofted ceilings and oversized windows, in-unit washers and dryers, walk-in closets, rooftop pool deck with cabanas and summer kitchens, entertainment lounge and gaming terrace, library lounge, a ninth-floor dog park, central courtyard, bike storage, 24/7 security, package room, a state-of-the-art fitness center with private spin and yoga studios, a hotel-inspired spa and sauna and on-site wellness market curated with healthy beverages, snacks and convenience items.
What the judges said: "The Dorsey is a case study in successful mixed-use development in the most vibrant and exciting submarket in SFL," said Ben Landes, Florida technology adviser at JLL.
"The Dorsey captures a modern mixed-use buildout that matches the urban neighborhood it was built within; staying true to Wynwood's more edgy personality," said Eric Messer, senior research manager for Cushman & Wakefield in Florida.
