In order to bring North Las Vegas its first new medical office property in more than 50 years, this redevelopment project needed some work.
Starting with new infrastructure to accommodate modern healthcare needs, the property has more than 4,000 amps of power, along with increased water and gas. According to the developer, the property is one piece of a seven-block redevelopment scheme.
The property was selected by a panel of local industry professionals as the winner of the 2025 CoStar Impact Awards Commercial Development of the Year for Las Vegas.
The single-story property designed to house a radiology group, along with multiple other healthcare providers. Residents and employees throughout this area had to drive outside of North Las Vegas to see radiology clients and some specialty services, the developer said. This 2024-built property brings those services right into an area where they were sorely needed.
About the project: To bring North Las Vegas its first new medical office since 1973, Agora Realty developed a 22,000-square-foot property on north of 2 acres. Construction on the single-story building at 1941 Jefferson St. started in 2023 and wrapped about a year later.
What the judges said: "Bringing health care to a generally underserved area will be impactful for the residents who live close by and don't have access to transportation," said Robin Crawford of Nevada State Apartment Association.
They made it happen: Aaron Lefton, president of acquisitions and leasing, Agora Realty & Management.
