An after-school program aimed at educating California school-age children through music found a space that promoted collaboration at 1570 N. Wishon Ave. in Fresno.
The sale was chosen by an independent panel of industry professionals within the market for the 2025 CoStar Impact Awards sale/acquisition of the year for Fresno.
School Yard Rap purchased the 3,200-square-foot building for $450,000 in August 2024. The organization's motto, "Education through entertainment," speaks to its music- and performance-angled presentations and after-school programs for children in the surrounding communities.
The organization's lessons focus on cultural proficiency, such as Black, Latin and world history. The office space offers the company an open floor plan with multiple rooms available to use as recording studios, study areas and group sessions. Each small room adjoins a large common area; the building also has a basement and a kitchenette.
School Yard Rap's near neighbors include Fresno City College and Fresno High School, and downtown Fresno is 2 miles away.
About the project: The office was built in 1960 and remodeled in 2023.
What the judges said: "Small sale but big impact," said Kirk Atamian, commercial specialist at ReMax Commercial.
They made it happen: Patrick Monreal, president and sales executive at Mark Saito Co., brokered the deal.
