Parsons Corp., a digitally enabled solutions provider, has committed to three years at Garden of the Gods Campus in Colorado Springs, Colorado, earning the deal a 2024 CoStar Impact Award for lease of the year, as judged by real estate professionals familiar with the market.

The 72,490-square-foot lease was finalized between Parsons and the building's owner, Vision Properties, in October 2024.

This was the capstone lease to nearly 215,000 square feet of leasing completed in 2024 at the Garden of the Gods and represents the most significant positive net absorption in the area in over 10 years.

“Keeping core business parks occupied is priority one in our CRE community. Leases such as this are the literal backbones of their communities. This lease will serve as an economic driver in the area for years to come," Christian Lauter, client services manager, Greystar Real Estate Partners, said of the deal.

About the deal: This lease was completed in less than two months, demonstrating the commitment of the parties involved to finalizing the transaction.

What the judges said: Austin Wilson-Bradley, director of economic development, Colorado Springs Downtown Development Authority, said the lease was among the largest in the market in the past few years.

They made it happen: Principal and CEO Brad T. Bird and Alisa Hartleib of Millennium Commercial Real Estate represented the landlord. Senior Vice President Randy Brown and Vice President Jared May of CBRE represented the tenant.
