The 573-unit Resia Ten Oaks was the largest apartment complex by unit count to be completed in the Houston area last year.

Miami-based developer Resia opened the 12-story micro-unit project in the Bear Creek-Copperfield market, an area that typically has been dominated by wraps and garden-style apartment communities.

By offering smaller units with a higher price per square foot, the development remains more affordable to the average renter, catering to a wide range of residents seeking cost-effective living options.

The deal has been selected as the winner of the 2025 CoStar Impact Award for multifamily development of the year in Houston, as judged by a local team of real estate professionals familiar with the market.

About the project: Resia Ten Oaks includes three 12-story buildings. The project is located on a hospital power grid, ensuring residents will have electricity during Houston’s notorious storm season. RPM Living is the property manager.

What the judges said: "Resia Ten Oaks exemplifies a new standard for urban living in Houston, introducing a high-rise development with innovative micro-unit concepts, a focus on sustainability and community, and a commitment to resident well-being," said Ariel Guerrero, regional lead for innovation and insights at Avison Young.

They made it happen: The project team with RPM included Melissa Crowell, Jessica Huynh, Chaneen Coates and Christie Sandlin. The team with Resia included Scott Blocker, Joao Monteiro, Franco Elmor, Cary Fisher, Juan Fernandez and Ricardo Blas.
