Frequent shoppers of The Crossing at Meadowood Square in Reno, Nevada, may have noticed that the signage and storefronts inside the shopping center look quite different these days.
That's because the property's owner, Reno-based K Corp., has spent nearly two years renovating the entire 63,000-square-foot space. Many stores now have new facades and revamped entrances. K Corp. finished the renovations in two phases all while allowing the stores to remain open to customers.
K Corp. purchased the Crossing at Meadow Square for $8.1 million, spending $3.7 million to buy part of the facility in 2014 and another $4.4 million to buy the remaining portion of the property in 2019.
K Corp.'s $3.6 million makeover of the Crossing at Meadowood Square has been awarded a 2025 CoStar Impact Award for redevelopment of the year in Reno, as selected by a panel of local real estate professionals who are familiar with the market.
The Crossing is home to nearly 20 retailers — including FedEx Office, Hotworx, Panera Bread, Ski Pro and Trek Bikes. Phase I of the project centered mostly on new signage and entry ways for Ski Pro and Trek Bikes. Phase II focused on giving a facelift to the other stores in the complex.
About the project: The Crossing is divided into three buildings — the east building, the west building and the major anchor building. One of the biggest challenges with this project was finding a place to stage construction materials so the items would not disturb the bustling traffic along South Virginia Street or keep shoppers from visiting the shopping center, those involved with the project said.
K Corp. added a larger canopy over the east building during the renovation and refreshed the two steps that led into the west building.
The major anchor building was originally built to give one retailer a large footprint of the land. However, K Corp. decided to separate the building into smaller plots to house multiple tenants. Construction workers removed most of the concrete walls facing the parking lot inside the major anchor building and replaced it with new storefront facades.
They made it happen: The shopping center's owner is Jim Kaplan of K Corp. The project's architect was Eric Sikora of Sikora Architecture, and the contractor was Frank Lepori of Frank Lepori Construction. Financing was arranged by Matt Anderson of Umpqua Bank. The property is managed by Lindsey Juriaan of Nevada Commercial Services.
