US Duct acquires North Carolina warehouse to boost its distribution, supply chain

A Southeast ductwork manufacturer has a new space and a little more breathing room.

US Duct, based in Kernersville, North Carolina, outside of Winston-Salem, bought a warehouse at 1121 Corporation Drive in High Point in November for $8.15 million.

With its new industrial facility, US Duct aims to add jobs, enhance its supply-chain efficiency, reduce emissions from transportation and improve the manufacturer's accessibility for employees, clients and partners.

In recognition, the deal earned a 2025 CoStar Impact Award for sale/acquisition of the year in Greensboro/Winston-Salem, as judged by real estate professionals familiar with the market.

About the project: US Duct acquired the 252,081-square-foot property for just over $32 per square foot from Virginia Property Holding, though CoStar data reports the true seller as Danville Orthopedic & Athletic Rehab. Before that, the facility traded in September 2018 for $2.85 million.

They made it happen: The sellers were represented by the team at Linville Team Partners, including Nick Gonzalez, managing director of brokerage services and partner. CBRE's Executive Vice President Rich Mossman represented the buyer.
