A new luxury residential rental property in New York's Coney Island waterfront neighborhood has not just changed the skyline of the city's summer playground, it also aims to attract residents who can contribute to the vibrancy of the neighborhood.
Located at 1515 Surf Ave. in Brooklyn, just steps to the subway station that takes residents directly to Manhattan and a short walk to Coney Island's iconic boardwalk, the property is billed by developer LCOR as "a beacon of progress for Brooklyn’s waterfront."
"1515 Surf bolsters the local economy by drawing in residents who support neighborhood businesses, from boardwalk vendors to new dining and retail establishments," LCOR said. "The building’s presence contributes to Coney Island’s ongoing revitalization, complementing its rich history while embracing the future."
The development, completed last year, spans 471,000 square feet and features 463 units with one- and two-bedroom apartments, according to CoStar data.
The project won a 2025 CoStar Impact Award as judged by real estate professionals familiar with the market.
About the project: Featuring floor-to-ceiling windows in select residences overlooking the Atlantic Ocean, the Manhattan skyline, the Verrazzano Bridge and the iconic Luna Park amusement park, the property counts among its luxury amenities a heated pool with views of the ocean, a 20,000-square-foot landscaped private garden with barbecue grilling stations and a fitness center and yoga studio. It's also 100% electric. The development was facilitated by "a combination of private investment and city-backed incentives," LCOR said.
What the judges said: 1515 Surf is "a must need evolution and change for this submarket and navigated waterfront/site issues," said Stephen Preuss, vice chairman of investment sales at Ripco Real Estate.
Rebecca D'Eloia, executive vice president at RXR Realty, described the property as having "stunning architecture [that's] thoughtful and elegant." Its "amenities siting and design, materiality and views are exceptional," D'Eloia said. It "really introduces the possibility of elevated living in Coney Island! I also appreciate the complexity of building on this sensitive waterfront site and with coordination of multiple regulatory and municipal agencies."
They made it happen: LCOR is the developer; Studio V Architecture is the design architect; MG Engineering handles the development's engineering; LRC Construction is the general contractor; Ecosave is the energy consultant.
