Fashion designer Alexander Wang is relocating to the Seaport neighborhood in lower Manhattan, in another sign of transformation for an area billed as New York’s original maritime hub.
The fashion label signed a 15-year lease spanning about 46,000 square feet for both its new global headquarters and a showroom at the Fulton Market Building located at 11 Fulton St., developer Howard Hughes Corp. said Monday in a statement.
The design house will take over the entire top floor of the building, including a 5,000-square-foot patio overlooking the Seaport’s cobblestone streets and offering views of the Brooklyn Bridge and East River. Alexander Wang’s current primary office is located at 386 Broadway in lower Manhattan, according to its LinkedIn page. CoStar data shows its footprint there spans 34,500 square feet.
The brand plans to begin construction of its new space in the upcoming months and move in next year. An Alexander Wang spokesperson didn’t immediately respond to a CoStar News request seeking comment.
“Today’s announcement exemplifies the significant revitalization of the Seaport neighborhood that has helped transform lower Manhattan into one of the city’s most sought-after destinations,” Saul Scherl, president of the New York tri-state region for Howard Hughes, said in the statement, adding Alexander Wang in 2018 hosted a rooftop runway show at the Seaport’s event venue, Pier 17.
Alexander Wang will have a private entrance at the Fulton Market Building, according to its broker in the transaction, Sean Black of BLACKre. He told CoStar News in an email Alexander Wang considered other neighborhoods including Chelsea, Gramercy, Greenwich Village, SoHo, Tribeca and the Financial District before choosing the Seaport.
The area, home to the historic South Street Seaport Museum, has become a tourist destination with more than 450,000 square feet of “entertainment, community, dining, and cultural experiences,” including independent retailers, restaurants, art galleries and entertainment venues, Howard Hughes said. Tenants include a McNally Jackson bookstore and Manhattan’s first iPic theater.
At Pier 17 — another Howard Hughes development, located across South Street from Alexander Wang’s new space — the rooftop includes year-round restaurant The Greens. The ground floor features restaurants from famed chefs including Jean-Georges Vongerichten, David Chang, Helene Henderson and Andrew Carmellini. Pier 17 is also home to ESPN’s live broadcast studios and Nike creative office space, which opened in 2019, Howard Hughes said.
This summer, Howard Hughes plans to open the Seaport’s reconstructed Tin Building as a 53,000-square-foot marketplace curated by Vongerichten.
“Alexander Wang’s selection of the Seaport for its new NYC office and showroom reflects the growing demand we are seeing nationwide for commercial space that is surrounded by strong experiential offerings and integrated into our country’s most dynamic communities,” Howard Hughes CEO David O’Reilly said in the statement.
With Alexander Wang’s lease, the Fulton Market Building is 100% leased. The Seaport as a neighborhood is 68% leased, with a combination of flexible commercial space remaining, including 88,000 square feet of office space available at Pier 17, Howard Hughes said.
