In 2024, several rental transactions livened up the market in Paris' 10th arrondissement. But, as revealed by Business Immo on July 5, 2024, the most emblematic transaction was the Befa signed by FinTech Qonto on Covéa's BNO complex. On the one hand, because it's a substantial transaction - around 11,000 m² - and the asset was leased 18 months before delivery. But above all, because it was signed at a record value of €870/m².
Other rental deals also boosted the market. In the top 10, with the exception of Qonto's Befa, values ranged from €670 to €720/m², and surface areas from 526 to 2,709 m². For example, health insurer Alan has leased 2,709 m² of space at 117-119 quai de Valmy, owned by Swiss Life Asset Managers France. The rent? 680 €/m² with a 3/6/9-year lease.
It should be noted that the majority of transactions involve 3/6/9-year leases. The diversity of tenants is also noteworthy, with an online media group at Les Ateliers de l'aqueduc, a public institution at 44 quai de Jemmapes, and a leather goods group at 28 rue d'Hauteville.
