American tools giant Stanley Black & Decker has signed for a headquarters relocation in the affluent South East town of Maidenhead, CoStar News can reveal.

The group has exchanged to take 21,440 square feet of offices across the first and part second floor at The Reach in the Berkshire town. It will also have its own reception on the ground floor.

The landlord of the 36,000-square-foot office on Bridge Avenue in the centre of Maidenhead is investor Columbia Threadneedle, acting on behalf of the Aegon UK Property Fund, which carried out a refurbishment in 2022.

The move sees the Fortune 500 American manufacturer of industrial tools and household hardware cancel a previous decision to take 30,066 square feet on the top floor at Legal & General Investment Management's Tempo building, also in Maidenhead.

That decision came after the build contractor on Tempo, ISG, was placed into administration in September and its UK operations stopped trading.

A spokesperson for Legal & General said: "Following ISG’s administration last September, we are pleased to confirm the appointment of Morgan Sindall as contractor. Tempo will be one of the sought after buildings in the South East office market, delivering 127,000 square feet of best-in-class accommodation to the market in Q4 2025."

Stanley Black & Decker is based at Bath Road in nearby Slough and considered options in Slough and Maidenhead with Kennedy Wilson's Botanica in Ditton Park thought to have also been shortlisted.

Olivia Fryer, director, national offices – Greater London & South East, Savills, said: “The letting to a household name like Stanley Black & Decker demonstrates the continued appeal of modern and sustainable workplaces in well-connected Thames Valley towns. The Reach offers a refurbished office space with sustainable solutions such as electric vehicle charging, [energy performance certificate] B, BREEAM ‘Very Good’ and impressive end-of-trip facilities, making it a great fit as the new HQ to Stanley Black & Decker."

BNP Paribas Real Estate and Savills advised Columbia Threadneedle. Cushman & Wakefield advised Stanley Black & Decker.
