The first building at Gateway 35 Commerce Center in Georgetown, Texas, was completed last year as a state-of-the-art manufacturing facility for CelLink Corp., which makes wiring systems for electric vehicles.

The 294,290-square-foot space at 2550 N. Interstate 35 serves as the first distribution and manufacturing facility in Texas for CelLink.

The project's developer, Titan Development, built out the space that was custom-designed for CelLink’s intricate manufacturing and distribution process. CelLink is expected to add 2,000 high-tech jobs at the building over the next 10 years, making the company the largest private sector employer in Georgetown, which is about 30 miles north of downtown Austin, Texas.

CelLink is expected to offer internship positions to local high school students at its new facility, which is expected to help establish Georgetown as a key hub in the supply chain for the electric vehicle and energy storage industries. The project earned a 2023 CoStar Impact Award, as judged by real estate professionals familiar with the market.

About the project: Titan Development originally began developing Building 1 as a speculative industrial building. During construction, however, Titan Development entered into a pre-lease agreement with CelLink and Building 1 quickly transitioned into a build-to-suit facility.

What the judges said: “Gateway 35, Building 1 ... will be able to provide much-needed growth to the Georgetown area and overall growth of Austin,” said Andrew Benavides, leasing and marketing associate with Brandywine Realty Trust.

“The thoughtful location and very advanced infrastructure that they put into this development — it paid off by getting it pre-leased,” said Rachel Coulter, managing director of Stream Realty Partners in Austin.

They made it happen: Joe Iannacone, Bryan Baynton, Bryan Byrd with Titan Development. Joe Brockman with Cushman & Wakefield. Omar Nasser and Blake Patterson with Aquila Commercial.
