PDM Litho, a printing company, will be moving its operations this spring from 250 Hudson St. in Manhattan to its new premises on 41st Ave. in Queens. The move allows the company to expand, yet not incure a large increment increase in its total rent. PDM Litho signed a 15-year lease for 32,000 square feet, which represents an expansion of approximately 16,000 square feet. The company will occupy the entire 3rd and 4th floors of the 7-story industrial building at 22-19 41st Ave. Insignia/ESG's Gerald N. Friedman, who negotiated PDM Litho's side of the lease along with William Jordan of Insignia/ESG, noted: "Our client took the view that the timing was right to move to Long Island City, given its close proximity to the City and excellent rental values." Jordan added that "PDM was able to increase its square footage, and the base rent per square foot totaled close to less than half of what New York City would have been. Coupled with the financial incentives given to companies who move to Long Island City and the Boroughs, the deal made perfect economic sense." While PDM Litho had representation in the deal, the landlord, Shaul Pulka, acted on his own behalf.
