$2.2 Million Flex Owner/User Purchase

Western States Flooring purchased the 32,359-square-foot flex building located at 350 East Elliot Road in Chandler, AZ. The company purchased the facility from Franklin Development Corp., a company formed by Franklin Covey, for $2,227,500, more than $68.80 per square foot. The turnkey deal includes everything from the filing cabinets to the forklifts. Western States is moving its headquarters from a smaller property across the street at 375 East Elliot. "It is really a great story. A little company started in a little building in downtown Chandler and now they are in a 32,000-square-foot facility. I hope they continue to grow," stated Matt Lupton of Cutler Commercial. Built in 1993, the building features 8,084 square feet of evap cooled warehouse and 8,000 square feet of air conditioned production space. The 16,275 square feet of office space includes a curved staircase leading to the second floor, large main floor boardroom, and executive offices with large bullpen areas. Matt and Tyler Lupton of Cutler Commercial represented the buyer. Mike Parker and Bob Broyles of Colliers International represented the seller, Franklin Development Corp.
