Studley Negotiates Lease Renewal

NDC Infrared Engineering, a Spectris Co., renewed its 47,871-square-foot lease at 5314 N. Irwindale Ave. in Irwindale, CA. The firm will remain at this location for an additional five years. NDC Infrared is a provider of measurement and control solutions to the paper and plastic industry. The company’s Irwindale location houses one of its two manufacturing centers in the world. Josef Farrar, David Kluth and Brian Fennelly of Julien J. Studley represented the tenant in the $2 million transaction. Rick Piani represented the landlord, Westlake IMS Associates in-house. "Studley’s negotiating strategy ultimately resulted in a net cost reduction of 25.5 percent from the landlord’s original proposal," said Farrar. "At the same time, Studley was able to improve a number of crucial clauses in the lease involving in property operating expenses; repairs and maintenance of the HVAC system, roof and ADA code compliance items."
