Beacon Capital Partners purchased 2445 M Street, NW in Washington, DC for $84.5 million or $309 per square foot. 2445 M Street is a 273,000 square-foot class-A office building in Washington, DC's West End submarket. Beacon Capital Partners acquired the property, which previously sold for $78.1 million in 1998, for its fund Beacon Capital Strategic Partners II, L.P. Bradford J. Heming, Senior Vice President, and Kelly Cooper, Associate, of Jones Jones Lang LaSalle based in Washington, DC, represented the owner, Deka Immoblien Investment GmbH, and its advisor, CB Richard Ellis Investors, in the sale. The building's primary tenant, Wilmer Cutler & Pickering, has occupied the property since it was completed in 1986 and currently leases over 90 percent of the property through 2008. "The West End submarket has historically always been a very tight market," said Erin O'Boyle, Chief Investment Officer of Beacon Capital. "For several years to come, large tenants seeking contiguous space will continue to have few alternatives relative to other major markets," commented Heming. "Landlords controlling large blocks of space in the District will continue to be in the driver's seat throughout the decade as the number of well-located development sights continues to decline."
