UBS Acquires Basking Ridge Property

Office Property Sold for $50.3 Million

UBS Realty Investors acquired the office property at 131 Morristown Road in Basking Ridge, NJ. The 211,000-square-foot property was sold for $50.3 million, approximately $238 per square foot. The Class-A office building is fully leased to United Healthcare. Cushman & Wakefield’s Metropolitan Area Financial Services Group (FSG), along with Jeffrey Heller of Cushman & Wakefield’s East Rutherford office, conducted the transaction. Cushman & Wakefield was responsible for representing the seller and procuring the buyer. According to Gary Gabriel of Cushman & Wakefield's Area FSG, 131 Morristown Road's A-rated tenant and exceptional location was key in his team's ability to establish a buyer in a tight timeframe. "We employed a short-list marketing program to a select group of potential buyers, including UBS which had previously purchased a United Healthcare-leased property," he said. "We secured the deal within two weeks, enabling UBS to take advantage of a prime investment opportunity."
