Sister beauty brands Absolute New York and Nicka K New York signed what’s billed as the largest lease in 2023 of any of the many new speculative distribution centers recently completed or under construction on Long Island.
Their lease, spanning 158,115 square feet, filled the largest section of the 600,000-square-foot Long Island E-Commerce Center at 235 Pinelawn Road in Melville, about 40 miles outside of New York City. The lease also added to the center close to 200 jobs, a number considered critical in allowing the distribution center’s developer and landlord Hartz Mountain to fulfill its job requirements from an industrial development agency.
Hartz Mountain entered the Long Island market for the first time in October 2018 after the purchase of the 52-acre Newsday headquarters and newspaper printing facility at the address of the e-commerce center, to expand its industrial portfolio, according to its website.
About the Property: The distribution center, built in 2022, features 120 dock doors, 40-foot ceiling heights, LED lighting and a large truck court. It is located just five minutes away from Interstate 495 and is under a 40-minute drive to John F. Kennedy International and LaGuardia airports in New York, according to CoStar data.
What the Judges Said: "Long Island's industrial conversion towards more modern logistic centers was first envisioned here at this site by Hartz Mountain,” said Adam Rochlin, owner of the Rochlin Organization. “This transaction attests to the validity of that insight.”
