Record-low retail availabilities concentrated in older properties in Omaha, Nebraska

Significant factor behind shortage has been lack of new construction in past 15 years

Conditions in Omaha, Nebraska's retail property markets are historically tight, with just 3.4% of the total amount of retail space available for lease at the end of September. That is over 200 basis points below pre-pandemic levels, substantially lower than the U.S. average of 4.7%. Across the nation's 60 largest retail markets by inventory, Omaha ranks 10th-lowest, trailing only Minneapolis among major Midwest regions.
