Newgen Properties LLC, based in San Diego, purchased the La Pravada and Valle Poway apartment buildings at 13240 and 13312 Community Road in Poway, CA. Community Road Associates sold the combined 68 units for $7.55 million, or $111,029 per unit. The two-story apartment buildings, totaling 53,700 square feet, were built in the early 1970s. The unit mix consists of 18 one-bedroom/one-bath units, 44 two-bedroom/1.5-bath units, and six three-bedroom/two-bath units. The complex is in the heart of Poway and is within walking distance to many restaurants and stores such as Wal-Mart. The DMV, post office and a 10-plex movie theater are also nearby.
