Munich tops TD100 ranking for office and retail rents

Sister publication Thomas Daily gathers metrics like rent and yield for the top 100 cities in Germany

Sister publication Thomas Daily analyses the most important commercial property metrics for the hundred biggest cities in Germany every year.

For 2024, in terms of prime office rents, Munich is the most expensive city in Germany. The average prime rent paid there last year was €54.60 per square metre. It is followed by Frankfurt at €48.60 per square metre and Berlin at €45.40 per square metre. The cheapest office space is in Cottbus in Brandenburg, where it is €11.50 per square metre, Chemnitz in Saxony, at €10.50 per square metre, and Gütersloh in Lower Saxony, €10 per square metre.

The same picture emerges at the top for prime rents for retail space. In Munich, rents are €325 per square metre for space of between 60 and 120 square metres in prime locations. In Frankfurt, the figures are €269 per square metre and in Berlin €263 per square metre. The most favourable rents for this type of space are in Offenbach in Hesse, at €20 per square metre, Delmenhorst in Lower Saxony (€18 per square metre), and Fulda, also in Hesse, where it is €17 per square metres.
