Royal London Asset Management Property has leased the Pasadena Distribution Centre, a refurbishment of a 72,176-square-foot industrial and logistics facility in Hayes, West London.

Panalux, which provides lighting equipment and associated equipment to the film, television and media sectors, will relocate into the building on completion in early 2024. It committed to the building during the course of the refurbishment and has taken a long-term lease.

The property has direct access to the Hayes bypass (A312) and then Junction 3 of the M4 motorway one mile to the south.

The unit has new LED lighting throughout, 10 dock level loading doors, six level loading doors, solar electricity panels to the roof, 10 electric car charging points and all-electric heated/cooled Grade A offices. The building achieved an EPC rating of A+ and is net zero carbon in operation.

Melinda Cross, head of UK industrial and logistics at JLL, who led negotiations on behalf of Royal London Asset Management, said in a statement: "It is great to see a key West London occupier such as Panalux expanding and committing long term to operating out of a sustainable facility citing environmental credentials of the refurbishment as one of the key reasons for relocating.’
