Nashville’s multifamily rents can start growing again

Declining rents are already showing signs of returning to growth

As the third quarter comes to a close, the Nashville, Tennessee, apartment market shows early signs of recovery, following rent declines that began in late 2022. That decline was substantial, with rent growth decelerating from a record-high market annual rent growth of 14% during the first quarter of 2022 to a low of negative 1.6% in the first quarter of 2024, according to CoStar data.
