High-Tech Glass Wraps Around Innovative Design in Lake Nona Office Tower

Located in the heart of Orlando's Lake Nona Town Center is a new mixed-use building wrapped in high-tech glass that will automatically tint in response to the sun's position in the sky, increasing the building's energy efficiency by 20% and earning this five-story property a 2023 CoStar Impact Award.

Technologically, the best-in-class building at 13495 Veterans Way offers advanced digital connectivity with access to multiple high-speed fiber optic internet service providers, data and communications redundancies and future-proofed digital infrastructure. The latest in building design and engineering technology is also incorporated into the building, enabling an efficient office and retail footprint. It also features a dedicated centralized cooling system and public art displays.

View Smart windows predictively tint in response to outdoor conditions, eliminating the need for blinds while also offering health and wellness benefits for building occupants and the environment. The glass wall allows for efficient perimeter space utilization with 8% to 10% more usable square feet. Interwoven between each of the patented View Glass panels are color-changing LED light strips that can be altered and controlled for a custom color theme.

About the project: Completed in the fall, the five-story, 69,143-square-foot mixed-use building offers ground-floor retail beneath boutique office space located within walking distance of the Lake Nona Performance Club, hotels, meeting spaces, dining, shopping, entertainment and parking, and is just a 10-minute drive to Orlando International Airport.

What the judges said: Market judges including Laurie Botts, Brooke Bonnett, Gregg Ickes, Wanda Riley, Greg Morrison, and Tara Tedrow noted the innovative design, which incorporated new technology and focused on energy efficiency as particular impacts of this speculative office development by Tavistock.

"Adds to the amazing and creative buildings in Lake Nona, and especially interesting to see a drive-through on the ground floor of an office building," said Aaron Dan, senior vice president of brokerage services at Lincoln Property Co.

"Great example of innovation pushing the boundaries of what is acceptable and supported within the marketplace regarding building materials and energy conservation," said Isaiah Cottle, president and CEO of Green Slate Land and Development.
