Elkhorn Station opened last year, representing a first-of-its-kind building on Old Main Street in Elkhorn, Nebraska, which is about 20 miles west of downtown Omaha.
The 30 apartment units at 2606 N. Main St. sit on top of 3,000 square feet of commercial space on the first floor. The development team knew parking could be a challenge in the area so they added a parking garage on the first floor, as well as a full exterior parking lot for residents.
The entire building, including residential and commercial space, was 100% leased before construction was complete. The project won a 2023 CoStar Impact Award, as judged by real estate professionals familiar with the market.
About the project: Construction on the all-brick building began in February 2021 and was completed in January 2022.
What the judges said: "It’s both a development and a redevelopment, which is impactful in the submarket," said Jay Noddle, president and CEO of Noddle Cos.
They made it happen: The development team included Don Gardiner, Mona Gardiner and Robert Gardiner. The property is managed by Lynnsey Danker, Gina Smith and Alejandra Marquez-Govea with the Lund Co.
