Ada County Highway District (ACHD), the transportation and road infrastructure agency, purchased a 151,365-square-foot office building formerly owned by AT&T. This $16.4 million transaction has earned a 2025 CoStar Impact award for sale/acquisition of the year as determined by real estate professionals familiar with the market.

Sitting at the base of the mountains in the Boise Valley, the office building at 5800 N. Meeker Ave. sits on 12 acres. The two-story, reinforced concrete building was developed in 1996 and most recently occupied by the cable provider DirecTV, a subsidiary of AT&T. ACHD's new office building has a mix of amenities, with a conference center and fitness area, theater and a cafe, as well as an assortment of private offices and open workspaces.

ACHD is an organization responsible for the planning and maintenance of roads, bridges, roundabouts and pedestrian walkways in Ada County, which includes Boise. For an organization dedicated to transportation and infrastructure projects, ACHD's new location off of the major arteries of Chinden Boulevard and Eagle Road, offers a monumental signage opportunity along with 771 on-site parking spaces.

About the project: One challenge for this former call center was finding an owner-user with an appetite for such a large footprint. ACHD plans to fully occupy the building as their new office center by 2027, with future remodeling on the table as needs dictate.

The Boise Research Center, the business center where ACHD's headquarters is located, also has the West Boise YMCA and Boise Aquatic Center nearby.

What the judges said: "It was a challenging building that, once sold, increased the viability of the entire development." - Drey Campbell, Principa with Lee & Associates

They made it happen: The sale was brokered by Chris Pearson, Al Marino, Peter Oliver and Mike Greene of TOK Commercial.
