3Eleven, a 60-story, 938-unit mixed-income residential property in Manhattan’s West Chelsea neighborhood, aims to be a template for the future of living in New York.

Developed by Douglaston Development and Ares Real Estate, the property includes 703 market rate and 235 affordable units and features 360-degree views of Manhattan from multiple roof decks. Its 60,000 square feet of indoor and outdoor amenity spaces include an outdoor pool, gym, coworking spaces, tenant lounges, music and podcast recording studios, a children’s playroom, pet runs, and on-site veterinary and grooming services for residents with pets.

Located at 311 11 Ave. between 29th and 30th streets, where Chelsea, Hudson Yards and Hudson River Park meet, the property aims to intentionally connect residents to the neighborhood and be a place where they can live, work and play, Douglaston said. For example, its building features works from local artists. The property also hosts artist series, live music and pet adoption events in partnership with third parties.

The development received a CoStar Impact Award, as judged by real estate professionals familiar with the market.

About the Project: The property, designed by FXCollaborative and built by Levine Builders, also has 15,000 square feet of retail availability, with a staple grocery purveyor recently acquiring 95% of that space, Douglaston said. It’s also billed as one of the last properties to qualify for the 421-a tax abatement program that officially expired in June 2022.

What the Judges Said: 3Eleven is a “beautiful, new large-scale multifamily project in a highly desirable neighborhood,” said Josh Wein, managing director at RAL Companies & Affiliates. The “project includes the luxury amenities and level of detail that residents of these types of projects have come to expect."

They Made It Happen: Douglaston Development's team included Jeff Levine, Jed Resnick, Steven Charno, Graham Christensen, Benjamin Levine, Jessica Sherman, Adam Ditchfield and Michael Kessler. At Ares Real Estate, Andrew Holm. At Levine Builders, Paul Finamore and Anthony Croce worked on the project.
