Raven 73rd, a California investor, purchased the multifamily apartment complex at 1685 Colorado Blvd. in Denver. The 14,995-square-foot complex was purchased for approximately $1.29 million, or approximately $56,087/unit. Constructed in 1972, the apartment complex consists of 23 units of which 21 are one-bedroom, one-bathroom and 2 are two-bedroom, one-bathroom. There were three vacant units at the time of the sale for a vacancy rate of 13% and a cap rate of 9.72%. Tim Shunta of Marcus & Millichap represented the seller, Robert & Cynthia Willard. Mike Pesci of Marcus & Millichap in Los Angeles represented Raven 73rd.
