Norton Rose Fulbright Tower, a 28-story, 386,323-square-foot building, was the largest office project to be completed last year in Houston.

Skanska developed and built the downtown Houston structure at 1550 Lamar St. that overlooks Discovery Green Park. The building is named after the anchor tenant, law firm Norton Rose Fulbright, and was formerly referred to as 1550 on the Green. Other tenants include Boston Consulting Group and law firm Hicks Johnson.

Norton Rose Fulbright Tower includes multiple terraces, a fitness center, rooftop event space and ground-floor retail.

To deal with the space constraints of the development site, world-renowned architecture firm Bjarke Ingels Group created a unique side-core design — curved on one side and angular on the other — to allow for panoramic views, natural light and ideally sized office floorplates.

The tower is one of the most sustainable buildings in Houston. Its LEED Platinum mechanical system is projected to use 21% less energy than comparable buildings.

A panel of industry judges familiar with the area saluted Norton Rose Fulbright Tower with a 2025 CoStar Impact Award as commercial development of the year for the Houston market.

About the project: Skanska broke ground on the project in 2021. The design architect was Bjarke Ingles Group with interiors by Michael Hsu Office of Architecture. JLL is the building’s property manager and leasing agent.

What the judges said: "This project is more than just an office building — it redefines commercial real estate in Houston by merging world-class design, sustainability, and community-driven development," said Bill McGrath, president of LandPark Commercial.

They made it happen: The Skanska USA Commercial Development team included Matthew Damborsky, Benjamin Llana, Brandon Hendricks, Greg Mondshine, Katie Tahbaz and Shannon Emerson.
