Dallas-Fort Worth has seen a pullback in overall capital markets activity since 2022, with this year and 2023 on track to be some of the lowest overall sales volumes observed since the aftermath of the Great Recession. Even private buyers, who in most cycles are the most active and reliable participants, have seen a reduction in transactions year over year since 2021.
