Iconic Los Angeles music studio goes up for sale, business included

A music production company is seeking a buyer for its iconic Los Angeles studio where Beyonce produced songs for the 2025 Grammy album of the year, a listing brokers call a “generational opportunity” for investors.

Music industry veteran Jay Baumgardner, the owner and founder of NRG Recording Studios, is selling the 9,752-square-foot production studio at 11128 Weddington St. in North Hollywood for an asking price of $13.5 million.

The price for the studio that's also been a producing home for high-profile acts like Jay-Z, Kelly Clarkson and Linkin Park over the years includes the business itself, giving the buyer the chance to run a firm as well as a studio with instruments and cutting-edge recording equipment.

“NRG isn’t just a recording studio — it’s where music history gets written. You walk through the doors, and you feel it, the energy, the legacy, the soul of the records that changed the world,” Ethan Donel, senior associate at The Hirth Group, told CoStar News. The brokerage unit — part of KW Commercial Beverly Hills — is representing the seller.

The property hits the market as music-focused real estate sees renewed activity in Los Angeles, with Henson Studios, Universal Music Group's headquarters and the former Topanga Skyline Studio recently trading hands.

Brokers say a potential buyer would probably be someone who could use the facilities, an artist or group of producers, rather than a company focused on wringing profit out of the space.

Professional studio

The 16,501-square-foot lot, located near the creative hot spots of Universal Studios, Warner Bros Studios, Burbank and Studio City, includes three acoustically isolated studios and 19 gated parking spaces that brokers say are important to privacy-seeking celebrities. Each studio is self-contained and built to meet professional audio standards.

The buyer will probably be "someone deeply rooted in the industry who recognizes the building's legacy, has been a part of its past, and is prepared to take it to the next level," Donel said.

Beyond recording capabilities, the facility includes three artist lounges, a kitchen, several producer lounges, office and reception areas, and an on-site tech shop.

The inventory of professional equipment spans consoles and microphones to instruments and outboard gear.

"For A-list artists seeking a flagship space in the epicenter of the industry, this is the holy grail," said Daniel Hirth, principal at The Hirth Group.

Music industry players are making moves across Los Angeles. In January, a group of investors including Grammy winning musician John Mayer and the music video and film director known as McG acquired Henson Studios, a music recording hub at 1416 N. La Brea Ave. in Hollywood for $44 million.

In October, Drawbridge Realty paid $140 million for a 225,778-square-foot office fully leased to Universal Music Group, including two music recording studios run by the firm.
