The White Oak Business Park has earned a 2025 CoStar Impact Award for its December 2024 sale, as voted on by judges with knowledge of the local market.

Collett & Associates sold the distribution building park for $13.48 million to a private entity. The property is fully leased to Club Car, a golf cart and vehicle manufacturer.

Club Car has about five years remaining on its triple-net lease. This site is one of several locations Club Car occupies in the area, including a 500,000-square-foot facility that opened in 2020. Club Car's lease includes two additional five-year extension options, paying $816,780 in annual rent.

About the deal: Located at 780 Innovation Parkway in Appling, Georgia, White Oak Business Park is a 105,391-square-foot distribution facility. Construction on the property was completed in October 2023. Construction began in January 2023. The building sits on an approximately 11-acre lot, just shy of 30 miles from Augusta Regional at Bush Field airport.

What the judges said: "White Oak Business Park has attracted major employers to Columbia County, therefore, creating hundreds of jobs," remarked Juli Means, marketing director for Jordan Trotter Commercial Real Estate. Timothy McFalls, manager of commercial and retail development for the Augusta Economic Development Authority, said he chose this project "for the additional support it gives pre-existing economic drivers."

They made it happen: David Williams of Keller Williams Realty represented the buyer. Patrick Luther and Matthew Mousavi of SRS National Net Lease, and Bobby Mayson of Lavista Associates, represented the seller.
