Sopra Luxury Living opened last year in Fort Myers, Florida, showcasing the need for apartments across the region.

Developed by Davis Development, the 227-unit apartment complex located at 3280 Champion Ring Road is just over four miles from downtown Fort Myers. The luxury property offers one-, two- and three-bedroom units. Residents have access to amenities that include a golf simulator, electric vehicle charging stations, two-story fitness center, private movie theater, and a specially designed pool that maximizes the amount of sunlight it gets.

Tenants have access to four guest suites, which provide visitors with a place to stay overnight. A local team of real estate professionals familiar with the market judged the project and selected it as the winner of the 2025 CoStar Impact Award for multifamily development of the year.

About the project: Sopra Luxury Living sits four miles east of downtown Fort Myers and was developed by Atlanta-based Davis Development.

What the judges said: Tiffany Luongo, a senior advisor at SVN Commercial Partners, said that the new project filled a "desperate need for housing."

Gary Tasman, CEO and principal broker with Cushman & Wakefield Commercial Property Southwest, said that "increasing the quality of our housing stock attracts a demographic that has stronger purchasing power."

They made it happen: Heather Brubaker, property manager with Davis Development.
