A four-story, mixed-use office building is expected to help revitalize the once-blighted Builder's District in Omaha, Nebraska.

The new office property at 1501 Mike Fahey St. has secured several significant tenants in a sign of growing demand for office and mixed-use spaces in the district. A new-to-market bodega is expected to open soon. The building also features a 25,000-square-foot coworking space that is under construction and onsite pilates and cycle businesses.

The $35 million project earned a 2025 CoStar Impact Award for commercial development of the year for Omaha, as judged by a panel of real estate professionals familiar with the market.

About the project: The 115,000-square-foot building was developed by Noddle Cos. The six-block Builder's District once was a forgotten and underdeveloped section of the city but now is a vibrant place for people to live, work and play. It blends modern office space with residential, retail, dining and adaptive-reuse developments.

Substantially completed last year, the project on Mike Fahey St. is adjacent to the Millwork Commons District and near downtown Omaha. In addition, the building is centered between Charles Schwab Field, home of the College World Series, and Creighton University.

What the judges said: The panel of Omaha judges said the building represents the future of Omaha’s urban core. "With its hybrid timber-and-steel design, it pushes the boundaries of sustainability and innovation, reducing its carbon footprint while creating a warm, modern workspace," said one of the judges, Jessica Moline, director of market research for Colliers Nebraska.

They made it happen: The development team at Noddle Companies includes Jay Noddle, Ted Zetzman, Zac Gemar, Lisa Miller, the president of Noddle Architecture, and Sam Noddle.
