Construction of the 200,000-square-foot industrial building at 859 S. Adams St. in Bluffton, Indiana, completed in November 2022. It is currently vacant, though the owner plans to expand it to 400,000 square feet pending a lease deal.

The development was recognized as the commercial development of the year in the Fort Wayne, Indiana, market as part of the 2023 CoStar Impact Awards, as judged by real estate professionals familiar with the area.

The building is listed for triple-net lease by The Zacher Co.'s Steven Zacher, president and principal broker, and John Adams, vice president of brokerage services.

It has nearly 32-foot ceilings, 16 dock doors, two drive-in doors and a high-efficiency heating system. It's in proximity to several major highways, including highways 116 and 124.

About the project: The building is located on 30.63 acres of land. Construction began in May 2021 and concluded in November 2022.

What the judges said: "I have chosen the one that has a direct impact on a particular rural community. The heart of Indiana is in the agricultural sector and in small rural communities. More job opportunities will be created for people living in rural areas, more people we can keep in Indiana," said judge Zafar Nazarov, associate professor of economics at Purdue University Fort Wayne.

They made it happen: Robert J. Troxel, owner of RTT Investments LLC, and Steven Zacher, president and principal broker for The Zacher Co.
