Redevelopment of the Year for South Florida

After Floridians banned greyhound racing in 2020, a former greyhound kennel and dog racing facility sat empty, occupying an expansive 28 acres in a growing and increasingly land-strapped Miami-Dade municipality. Now, the property is home to needed housing and new, high-end apartments in the rapidly changing city of Hialeah, Florida.

Developed in partnership by Related Group and Fontainebleau Development, Manor Hialeah is part of Related’s Manor brand, designed to provide high-quality living options for those who can afford to buy but prefer to rent.

Located at 7218 W 4th Ave., in Hialeah, the northwest Miami-Dade city has seen remarkable growth as new residents move in from more expensive parts of South Florida, leading to a boom in apartment construction even as land scarcity forces developers to get creative.

“Hialeah, like many urban areas, faces challenges in terms of limited availability for land development,” Patrick Campbell, vice president at Related Group, told CoStar.

The developer conducted a market survey to better understand the area’s changing demographics, how to make the most of the 28 acres, and the kinds of services, features and expectations future potential residents were looking for, with Campbell adding, “We were able to gain valuable insights into local preferences and concerns as well as foster a sense of trust and transparency between Related and nearby residents."

Working with MSA Architects and Meshberg Group on design and interiors, Manor Hialeah is National Green Building Standard Bronze certified. The $160 million multifamily redevelopment now provides 642 apartments: a mix of studio, one-, two- and three-bedroom apartments and 66 three-bedroom townhouses offering a Mediterranean-inspired lifestyle.

The property’s redevelopment from greyhound kennel and racing facility to "a great needed residential project" as one judge described earned it a 2024 CoStar Impact Award for redevelopment of the year, as judged by a local team of real estate professionals with the market.

Residents at Manor Hialeah can expect a lagoon-style pool, open-air sundeck, state-of-the-art fitness center and sauna, lush landscaping that surrounds the property and technology-enabled assistance upon moving in.

About the Project: Manor Hialeah was developed by Related Group and Fontainebleau Development between July 2021 and was completed in April 2023 with 642 units in the northwest Miami-Dade city of Hialeah.

What the Judges Said: “The redevelopment of the property from a dog track to an upscale apartment community is no small feat,” said Steven Mayers, a real estate advisor for Miami-Dade County.

“Related's redevelopment has breathed new life into this location. The new residential community fulfills a key objective in providing a diverse set of housing options, thereby stabilizing the neighborhood and further strengthening Hialeah’s transformation,” Mark Troen, shareholder and senior vice president at Brookwood Group, who also lectures at the University of Miami, said.
