UnCommons Is First Mixed-Use Campus of Its Kind in Las Vegas

Developer Matter Real Estate Group of Las Vegas is creating modern office spaces in conjunction with food, fitness, lifestyle and living options in a campus setting midway between Henderson and Summerlin, Nevada. The new $400 million UnCommons project, the first of its kind in Las Vegas, captures the latest thinking in workplace design and safety.

The grounds and sustainable buildings across UnCommons’ 40 acres are designed to maximize outdoor usability to help reduce operating costs and increase worker productivity.

In total, the 600,000-square-foot development is planned to include almost 1,000 apartments, 100,000 square feet of retail and 500,000 square feet of office space.

Sports betting operator DraftKings announced plans late in the third quarter to bring over a thousand jobs to the Las Vegas area by opening a new tech and training hub at UnCommons’ Building 1 as part of its Southwest expansion. The company has leased more than half of the new office building.

UnCommons was selected for a 2023 CoStar Impact Award, as judged by real estate executives familiar with the market.

About the project: UnCommons is the first development in Nevada to be built by the standards for WELL certification, a third-party measurement of a building’s environment that impacts human health and well-being through air, water, nourishment, light, fitness, comfort and mind.

What the judges said: “This is the first mixed-use community of its kind in Las Vegas. The UnCommons is a revolutionary workplace experience that ties in office, restaurants, entertainment and living into one community space. The project features unique architecture that forces human connectivity and innovation,” said Cameron Glinton, regional manager with Marcus & Millichap.

They made it happen: Kelly Lawson, Matter’s director of real estate, led the effort. Burke Construction Group was also involved.
