St. Louis Developer Goes 'Local' in Downtown Boise

Subtext Living's new luxury apartment building, the 252-unit LOCAL Boise, is the biggest to go up in downtown Boise since the early 2000s. Its size and sparkle are a few of the reasons that it stood out on the field, which over the last two years has gotten very crowded with competition.

LOCAL Boise is one of eight new multifamily properties to be built in downtown Boise since 2020, a long list that includes Cortland on the River, Jules On 3rd, Hearth On Broad, The Lucy, The Vanguard and Thomas Logan, and The Martha was on the way as of late fall 2022 as well. As a group, these developments added over 1,100 new apartment units to Boise's downtown district, increasing the total apartment inventory there by a whopping 31.6% in just 24 months' time.

Nevertheless, LOCAL Boise was a clear pick for the local judges who selected it as the winner of the 2023 CoStar Impact Awards Multifamily Development of the Year as the seven-story property 250 E. Myrtle St. had the looks to match its stunning setting, tucked close to Julia Davis Park and the Boise River, located about a block away. The building also boasts a 24/7 fitness center and indoor and outdoor lounge areas with panoramic views of the cityscape and peaks rising to the east.

About the project: LOCAL Boise is a 194,400-square-foot building with 252 apartments and 7100-square-feet of ground floor retail at 250 E. Myrtle St. on downtown Boise's east side. The developer finished work on the building in July 2022.
