Restore signs deal in largest speculative new-build in North East in past 20 years

Restore, a firm involved in records management, digitisation and secure recycling services, agreed a 15-year full repairing and insuring lease for a 84,175-square-metre, grade-A logistics space built to institutional specification at Connect 84, part of the larger Connect development at Integra 61.

The Connect 84 development has been selected by a panel of local industry professionals to be a winner of the CoStar Impact Awards Lease of the Year for the North East.

This project is the largest speculative new-build in the North East in the past 20 years.

The development, overseen by pan-European investor Sunrise Real Estate, consists of five units totalling 59,458 square metres, with individual unit sizes ranging from 3,995 square metres to 27,745 square metres. All units are built to a high standard with strong sustainability features, including BREEAM Excellent ratings.

About the project:

Integra 61 is the leading industrial, logistics and manufacturing site in the North East. It sits next to junction 61 of the A1(M) and is a prime position for manufacturers, e-commerce retailers, logistics and last-mile delivery services.

This lease, judges said, demonstrates the region’s strong demand for modern, high-quality logistics spaces with excellent sustainability features.

Emily Wood, director, capital markets, Lambert Smith Hampton commented: “The letting demonstrates confidence in new build development within the North East. Great example that if it is built it can be let", while Patrick Matheson, partner, head of office agency and development, Knight Frank, added, “this lease demonstrates strong demand for high-quality industrial space in key locations”.
