Montrose Collective Re-Imagines One of Houston’s Most Sought-After Neighborhoods

Houston-based Radom Capital converted a two-story strip mall in Houston’s trendy and dense Montrose neighborhood into a mixed-use development spanning several buildings.

Montrose Collective, located at 888 Westheimer, was built in a part of Houston known for its nightlife, dining, historic bungalows and museums. The project was realized as part of a public-private condominium partnership with the city of Houston. Radom Capital acquired a land parcel owned by the city in exchange for building a public library on-site.

Notable office tenants in the creative office space include Live Nation, Pattern Energy and ContourGlobal. The development attracted 10 new food and beverage tenants, as well as 20 first-to-market retail tenants. Montrose Collective was 97% occupied within its first year of operation. The project earned a 2023 CoStar Impact Award, as judged by real estate professionals familiar with the market.

About the project: The development team of Montrose Collective aimed to re-write the office building narrative from indoor interaction to an outdoor experience where the building acts as a neighborhood town center. The end result was to have low-rise buildings with architectural significance. Buildings feature restaurants with patios on the ground level and creative office spaces above.

What the judges said: “The redevelopment of a key commercial and cultural intersection at Westheimer and Montrose has transformed outdated spaces into highly usable center for business and community benefits. In addition, the creative architectural design and focus on sustainability and outdoor spaces have contributed to the success for tenants, patrons and the community,” said Byron Plant, who was formerly the vice president of asset management with Venterra Realty Management.

They made it happen: Radom Capital’s team included Steve Radom, Barton Kelly, Courtney Rodrigues, Even Peterson and Marc Weisselberg. Other players involved were JPMorgan Wealth Management and Michael Hsu Office of Architecture.
