Capital Commercial's Latest Office Remake Offers Headquarters Hub

The remake of a sprawling North Texas office campus now known as The Park at Legacy has been completed by a landlord with a knack for landing big corporate tenants.

From the addition of pickleball courts to a new food hall with a tenant lounge to a gaming arcade and golf simulator and onsite child care, Capital Commercial Investments has completely revamped what was once the J.C. Penney headquarters at 6501 Legacy Drive in Plano, Texas. The three-story, 1.9 million-square-foot office building is home to the department store retailer and NTT Data with some big headquarter-like office sections on the market for lease by a JLL team led by T.D. Briggs.

The early 1990s-vintage building is now one of the most amenity-rich office buildings on the market with lease options ranging from 15,000 square feet to more than 1 million square feet. Other amenities include a conference center, coffee shop, a sundry shop and an outdoor plaza for tenants. The project was selected by an independent panel of industry professionals as the winner of the 2024 CoStar Impact Award for redevelopment of the year for Dallas-Fort Worth.

About the Project: Capital Commercial picked up the stalled $1 billion redevelopment plans for an office building once specifically built for J.C. Penney. The sprawling corporate hub is within walking distance of nearby restaurants and retail at Legacy West, as well as a full-service hotel. With these new amenities and upgrades, the Austin-based firm is more likely to bring in new tenants.

What the Judges Said: "The redevelopment of the J.C. Penney headquarters building in Plano is overdue and hugely impactful," said Daniel Bowman, CEO and executive director of the Allen Economic Development Corp. "This centrally located building needed to desperately be brought into the modern age with amenities employers demand. Capital Commercial hit the nail on the head and turned the property into an employment driver that will be a huge boost to the area."

They Made it Happen: Capital Commercial Investments' Michael Brigance, Rob Evans, John-Bradley Greene and Doug Agarwal represented the ownership group in the project. JLL's T.D. Briggs, Blake Shipley, Chris Wright and Ashley Curry are leasing the remaining office space at the property.
